Construction Updates

Holiday greetings from the Bloom team!

As you have probably seen, grading and earthwork has been underway in Areas 4 and 5 since the early summer. Sediment control basins, traps and new storm drains have been installed in these areas. Installation of new water and sewer infrastructure will begin in late December. Residents can expect to continue seeing site development activities throughout a large swath of golf course property bordering Montgomery Village Avenue over to Arrowhead Drive and then down to Stewartown Rd. The first model home lots will be delivered in early 2021 and Ryan Homes expects to launch sales at the new model homes by early summer.

The site plan amendment approval for Area 3B was submitted in April and approved in October. This amendment also included the new MVF Park and Areas 1 and 6B. This phase of development is now expected to break ground in the Spring of 2021, with the MVF Park and new single-family homes in Area 3B delivered in late 2021. Construction on Area 1 is expected to begin the summer of 2021.

With respect to the park land, the stream restoration effort that will enhance the park and open space area and improve the health of the stream valley is continuing. Monument is working with RES, a national ecosystem restoration and water resource expert, to bring the stream restoration goals to fruition. In late 2019, RES secured funding through the Maryland State Highway Administration (SHA) for the project. While timing for this effort will ultimately be depending on SHA’s schedules related to its own road and highway construction, design and permitting for the stream restoration is expected to continue through 2021 to enable the stream restoration work to be completed in 2022. In the meantime, some afforestation will take place in the stream valley park in advance of the stream restoration effort. By the end of the project, over 2,800 new trees (and additional shrubs and plantings) will have been added to the stream valley park.

A site plan amendment will be submitted by the end of 2020 for the final phases of development in Areas 2, 3A, 6A. Construction on these areas is expected to begin by early 2022.
